Living the Belle Époque in a Historic Palace in Nice
Located in the prestigious wing of the iconic Le Majestic palace, this apartment is distinguished by its generous, light-filled interiors and breathtaking views over the Mediterranean Sea, the city of Nice, and the surrounding hills.
Situated on a high floor, it offers 266 sq m of living space with impressive 3.5-metre ceilings.
The apartment is organized around a spacious entrance gallery. On the garden side, this gallery leads to a large 30 sq m kitchen with a dining area and an adjoining pantry.
All of the remaining rooms enjoy sweeping panoramic views of the city, its hills, and the Mediterranean. A magnificent 63 sq m (678 sq ft) living room, featuring full-height bay windows, elegant arcades, and a fireplace, provides an exceptional reception space. Custom built-in storage enhances both its functionality and refined character.
The current layout includes three bedrooms: a 26 sq m (280 sq ft) primary suite with its original period bathroom and separate WC, a second en-suite bedroom with a shower room and a private balcony, and a third bedroom with its own bathroom.
A smaller sitting room completes the property.
The apartment also offers excellent potential for reconfiguration. A spacious primary suite could be created in the current garden-facing kitchen, benefiting from its peaceful setting, while the kitchen could be relocated to the existing blue sitting room, which could be opened up to connect seamlessly with the double reception room and the entrance gallery.
Many original architectural features have been carefully preserved, including the decorative mouldings and parquet flooring in the living room, the terracotta floor tiles and stone paving in the entrance hall, and the cast-iron radiators, all of which reinforce the apartment’s elegant Belle Époque character and bourgeois heritage.
This apartment is located in Bas Cimiez, one of Nice’s most sought-after residential neighbourhoods. Renowned for its tree-lined avenues, abundant green spaces, and immediate proximity to the city centre, the area offers an exceptional living environment.
Set slightly above the city, Boulevard de Cimiez enjoys open views and provides easy access to the heart of Nice, as well as its shops, everyday amenities, and rich cultural heritage.
The Majestic Hotel: An Icon of Modern Nice
Designed by Jules Febvre in 1906 and inaugurated in 1908, Le Majestic was the largest hotel in Nice. Stretching 175 metres in length, rising 44 metres over nine storeys, it accommodated up to 500 guest rooms and offered an array of luxurious amenities for its time, including elegant reception rooms, restaurants, and lifts. Converted into a residential building in 1947, it remains one of the city’s most iconic Belle Époque palaces.
Its white stone façades are articulated through a carefully composed interplay of projecting and recessed volumes. Rich architectural detailing—including geometric friezes, wrought-iron metalwork, sculpted medallions, cornices, and ornamental mouldings—enlivens the elevations, lending refinement and rhythm while avoiding any sense of monumentality.
The impressive common areas and grand original lift, together with finely crafted joinery, stone staircases, columns, and geometric stained-glass windows, evoke the building’s opulent past. Inheriting the scale of its original reception rooms and galleries, the residence retains generous proportions throughout, with broad corridors and majestic entrance halls.
Since 2021, parts of the building have been listed as a Historic Monument, further reinforcing its status as an exceptional piece of architectural heritage.

Jules Febvre
A native of Nice and a graduate of the École des Beaux-Arts in Paris, Jules Febvre (1859–1934) left a lasting mark on the city’s architectural landscape upon returning to the region. A versatile and prolific architect, he designed a wide range of public buildings, residential properties, and religious structures, playing a significant role in Nice’s urban development during the early twentieth century.
Among his many achievements, Le Majestic stands as one of his most ambitious works. Monumental in scale and richly detailed, the palace exemplifies his ability to combine urban functionality with the elegance and sophistication of the Belle Époque.
Characterised by a mastery of large-scale projects and an exceptional attention to ornamental detail, Febvre’s work embodies the architectural spirit of an era when Nice emerged as one of Europe’s most prestigious destinations for the international bourgeoisie.
