Description

A panoramic penthouse overlooking the Bay of Angels

Recently renovated, this apartment is located in a 1970’s building and stands out with its spectacular 280 m² rooftop terrace, offering exceptional views of the sea and hills, from Nice to Saint-Jean-Cap-Ferrat.

Directly accessible via a private elevator that opens into the heart of the apartment, this penthouse provides 132 m² of living space.

The entrance, equipped with ample storage, leads to a spacious living area combining a lounge and dining room. These bright and generous spaces, thanks to large bay windows, enjoy a privileged connection with the outdoors and the terrace. The semi-open kitchen, equipped with De Dietrich appliances, extends the reception areas and includes a utility kitchen.

The night area features three suites. Each has its own shower room and large walk-in closets. The master suite includes a full bathroom with a shower, bathtub, and separate toilet. All bedrooms have direct access to the terrace.

The apartment also includes a laundry room and a guest toilet.

Outside, the nearly 280 m² terrace is divided into several arranged areas, such as an outdoor lounge and a dining area with a barbecue, facing the Nice landscape. It is also possible to install a Jacuzzi.

An independent studio of approximately 18 m² located at the base of the building, a large cellar, and a 25 m² closed garage complete this property.

The co-ownership includes a swimming pool.

Located in the sought-after Bas Fabron area, the residence enjoys a calm and preserved environment within a private road.

All amenities are in the immediate vicinity of the building : schools, shops, and public transport (tram and bus) are within a five-minute reach, as are the Promenade des Anglais and the beaches, which are also accessible on foot.

The historic center of Nice and Nice Côte d’Azur Airport are less than a ten-minute drive away, and the main roads of the French Riviera are easily accessible.

Mediterranean modernism

Built in the early 1970s on the heights of Nice’s Fabron district, this residence is the work of architects Eugène Djenangi and Alain Fabrega. Its layout takes advantage of the natural slope of the land to offer most apartments an unobstructed view of the Bay of Angels.

The building’s architectural design is representative of the residential programs constructed on the French Riviera in the 1970’s : clean volumes, pronounced horizontal lines, large terraces, and a privileged relationship with the landscape. On the façade, significant overhangs extend the living spaces outward while providing natural protection from the Mediterranean sun.

Occupying the entire top floor of the building, the penthouse enjoys an exceptional dominant position. Its layout prioritizes fluid circulation, openness, and a constant connection to the peripheral terrace. Natural light, ever-present, guides the gaze toward the marine horizon, while the outdoor spaces extend the apartment beyond its built boundaries.

Eugène Djenangi & Alain Fabrega

Eugène Djenangi was a French architect born in 1914 in Syria and passed away in 2009 in Nice. After the first part of his career in Paris, he moved to Nice in the mid-1970’s to continue his work. He contributed to the development of several residential programs on the French Riviera, characterized by a particular attention to views, light, and integration into the Mediterranean landscape.

A graduate of the École des Beaux-Arts de Paris in 1964, Alain Fabrega developed his practice between Paris and the French Riviera. His work aligns with the continuity of post-war French modernity, with a focus on residential programs that enhance the quality of spaces and their relationship with the environment.
