Description
Live the Belle Époque in Nice
Recently renovated and located in Le Majestic, a former iconic Niçois palace, this 252 m² apartment stands out for its high ceilings and generous, light-filled spaces.
The apartment is organized around a grand 46 m² entrance gallery, from which all rooms are accessed.
A TV lounge, adjacent to the kitchen, could be converted into a dining room. The 23 m² eat-in kitchen is fully equipped and opens onto the inner courtyard and gardens at the rear of the building.
A second lounge is accessible from the gallery. This space also offers flexible layout options and could be converted into an additional bedroom or office.
The 57 m² living area consists of a lounge with custom furniture and lighting. A dining area with a bay window extends this reception space. These living areas benefit from abundant natural light and ceilings nearly 3.70 meters high.
On the bedroom side, the apartment features three rooms. The first is a 25 m² master suite with a bathroom (bathtub, shower, double vanity, and separate toilet). The second includes a shower room with toilet and a balcony. The third, currently used as an office, features a balcony and a shower room with toilet and laundry area; it could be restored to its original purpose as needed.
Original features such as arches, moldings, and woodwork have been preserved, enhancing the bourgeois character of this apartment. Large openings, balconies, and bay windows flood the spaces with light and offer views of the landscape, while the cross ventilation and high ceilings ensure natural airflow.
The apartment offers ample storage and a cellar in the basement. A parking space is also available for purchase.
This apartment is located in Nice, in the highly sought-after Bas Cimiez district, known for its tree-lined avenues, numerous green spaces, and immediate proximity to the city center.
The slightly elevated Boulevard de Cimiez offers unobstructed views and easy access to the heart of Nice, as well as to shops, amenities, and the city’s rich cultural heritage.
High-end renovation and features
The apartment has undergone a complete renovation with meticulous attention to detail. It is equipped with a reversible ducted air conditioning system, ensuring discreet and consistent thermal comfort year-round.
The new wooden joinery features tilt-and-turn windows, enhancing both sound insulation and daily usability. Electric shutters and blinds complete this technical ensemble, designed with precision.
The floors are adorned with oak parquet in a modern Versailles pattern, lending the spaces a classic elegance subtly reimagined, in harmony with a renovation where every element was chosen for its durability and quality.
An iconic landmark of Niçois modernity : Le Majestic Hotel
Designed by Jules Febvre in 1906 and inaugurated in 1908, Le Majestic was the largest hotel in Nice. At 175 meters long, 44 meters high, and with 9 floors, it housed up to 500 rooms and luxurious amenities for its time (lounges, restaurants, elevators). Converted into a residence in 1947, it remains one of the most emblematic Belle Époque palaces in the city.
Its white stone façades are rhythmically punctuated by alternating volumes. Sculpted details, geometric friezes, wrought ironwork, medallions, and cornices, enrich its architectural design and avoid a monolithic effect.
The common areas and imposing elevator, along with details such as woodwork, stone staircases, columns, and geometric stained glass, evoke its opulent past. Ihering the original grand salons and galleries, the building retains a generous structure with wide corridors and majestic halls.
Certain parts of the building have been listed as Historic Monuments since 2021, consolidating its status as an exceptional heritage site.

Jules Febvre
A Niçois architect trained at the École des Beaux-Arts in Paris, Jules Febvre (1859–1934) left his mark on the architectural landscape of Nice upon his return to the region. Versatile and prolific, he designed public buildings, residences, and religious structures, actively contributing to the urban transformation of his time.
Among his works, Le Majestic remains one of his most ambitious projects. This monumental palace, with its refined decorative details, reflects his desire to reconcile urban functionality with Belle Époque elegance.
His work, characterized by mastery of large-scale projects and a keen sense of ornamental detail, embodies the architectural spirit of an era when Nice became a favored destination for the international bourgeoisie.
