Description

Panoramic view of Cap Martin

Perched 300 meters above the sea, this contemporary villa offers commanding views of Cap Martin, the Golfe Bleu, and the village of Roquebrune. Renovated in 2016, it is set within a landscaped plot of over 2,000 m².

The villa spans 369 m² over three levels, on a 2,159 m² plot.

The main level is accessed via a landscaped exterior path. A reception area of over 135 m² includes a double living room with fireplace, a dining area, an open-plan equipped kitchen with adjacent pantry, and separate toilets. These living spaces enjoy panoramic views and open onto the outdoor areas.

The upper floor is divided into two independent sections. It provides access to a master suite and a children’s bedroom on either side. The 42 m² master suite features a dressing room, a shower room with toilet, a bathtub, and a large terrace with plunging sea views. Accessed via a spiral staircase, the children’s bedroom offers three beds and a shower room with toilet.

On the garden level, the lower floor has three bedrooms, a gym with sauna and shower. Each of these spaces has storage, an independent terrace with panoramic views. This floor also includes a 15 m² bathroom with toilet, bathtub, shower, and separate toilet, as well as a laundry room.

The entire villa is air-conditioned and equipped with home automation, allowing remote control of lighting, shutters, audio system, and irrigation.

The property also features a guesthouse with a bedroom, shower room, and toilet, as well as a second storage shed.

The villa’s exterior offers numerous amenities and reception areas : four terraces, a garden lounge, two dining areas (one covered, seating twelve), a swimming pool with outdoor shower, and a garden planted with over 600 specimens of 120 species.

The property also includes a carport and three parking spaces.

The villa enjoys an ideal setting, just steps from the old village of Roquebrune, near the Maybourne Riviera, and 10 minutes from the Principality of Monaco. It offers a plunging view of the Golfe Bleu and Cap Martin.

Known as the residence of architect Le Corbusier, Roquebrune-Cap-Martin blends the medieval architecture of the old village with the masterpieces of Belle Époque, modern, and contemporary architecture. Visible from the house, Eileen Gray’s Villa E-1027, Le Corbusier’s Cabanon and his camping units, André Minangoy’s Maybourne Riviera (renovated by Jean-Michel Wilmotte), Georges Candilis’s Parc Massolin (a collaborator of Le Corbusier), and a landscaped project by architect Marc Barani.

Immersion in a Mediterranean natural haven

Combining local stone and wood, the house is characterized by a refined architectural language inspired by the Spanish architect Ramon Esteve. Large bay windows and portholes reminiscent of the nautical world invite the landscape into every room.

From Californian Glass Houses to the famous Villa E-1027 by Eileen Gray and Le Corbusier’s Cabanon, located just 1 km away, the villa’s design draws inspiration from these great names in modern architecture and Mediterranean landscapes, offering a living space in harmony with its environment.

Organized in terraces, the garden features a diversity of plants enabling the production of liqueurs and olive oils. A dozen citrus species coexist with rosemary, olive trees, cypresses, birds of paradise, jasmine, and other rare and exotic plants, adding color and fragrance to the garden walk.
