Description

A collector’s loft in a remarkable building near Parc Monceau

RARE – This contemporary loft is located on the top floor of a former industrial building built in 1889 to house the Patin coffee roasting factory, which was listed as a Historic Monument in 2021. It was converted into flats in 1981.

The 3-storey building has a floor area of 125.32 sq.m Loi Carrez (147 sq.m on the ground).

The first level comprises an entrance hall, bedroom and shower room.

The intermediate level houses an impressive 52 sq.m reception and exhibition area with 6 metre high ceilings, comprising a lounge and dining room under a zenithal Eiffel glass roof renovated in 1981. The skylight and the building’s original arched windows flood the space with natural light. A contemporary, fully-equipped Corian® kitchen, a bedroom and a Boffi bathroom complete this level.

The top floor houses a third bedroom, which has been converted into an office space and is lit by a full-length skylight;

With caretaker. Additional parking is available in the basement of the building with direct access from the street.

The building enjoys an exceptional location in the heart of the Rue de Lévis shopping district, just a stone’s throw from Parc Monceau. It is served by metro lines 2 and 3 at Villiers station.

A space designed for collectors

Renovated by an interior designer, this loft has been designed as a showcase for the current owner’s collection of works of art and furniture. It offers spaces with a refined aesthetic, where the strength of the architectural structure is subtly enhanced by a resolutely minimalist approach. The graphic design of the Eiffel framework, highlighted by black paint, contrasts with the immaculate treatment of the rest of the structure. The monumental moulded piers and metal beams blend into an elegant spatial unity.

A protected industrial heritage

This remarkable site was composed of a factory, a burnery and a private mansion, built between 1885 and 1890 on commission from Etienne Gillet, the industrialist who owned the Patin cafés. The complex was built on the site of a former ballroom that had played host to many prestigious speakers, including Léon Gambetta, Georges Clémenceau, Louise Michel and Victor Hugo.

The three buildings use metal, ashlar and brick. The former steam factory is made up of an Eiffel-type metal structure covered with glass roofs. Its façades are marked by the presence of buttresses forming three main bays with large windows. This industrial aesthetic, typical of the period, features a simple, refined decoration consisting of plant elements and an antiquisante frieze at the top of the composition.

The courtyard is accessed via a Haussmann-style building designed by architect M. Lemoux in 1906 for Charles Gillet, Etienne Gillet’s successor at the head of the company.
