An ambitious mixed-use program

Standing at 99 meters tall with 29 floors, 500 apartments, and 1,500 residents, the Boucry Tower is a high-rise building (IGH) designed by architects Jean-Robert Delb and Dikran Degirmenciyan, completed in 1974.

Beyond the principle of programmatic diversity, the building also includes offices. The architects offer a wide range of apartment typologies, from studios to 5-room apartments, including various types of T3 and T4 layouts. The ambition was to adapt to a diversity of residents and lifestyles. The designers, who aimed to deliver a “high-end” building, carefully designed every detail, providing apartments with all the necessary comfort and equipment.

The project’s promotional brochure, originally named “Super 18ᵉ,” promised future buyers an architecture that would embody a new way of life, without denying or distorting the identity of Paris’s 18th arrondissement. Despite its monumental dimensions, the Boucry Tower is a successful example of urban integration and resident appropriation.

“Live high, see far”

At the crossroads of modernism and the contemporary era, the architecture here is marked by constructive intelligence and generosity, characterized by a concrete structure, relatively simple and modular layouts, offering outdoor spaces and panoramic views to all its apartments. The large bay windows and the transparency of the railings contribute to the privileged relationship the architecture maintains with light and the urban landscape. The project’s philosophy can be summed up by Delb’s phrase: “Live high, see far.”

The notion of a structural grid dictates the architectural language of the project: from the accordion-like façade design to the interior organization of living spaces.

Jean-Robert Delb

Born in Vitry-sur-Seine in 1925 and passed away in Septeuil in 1991, Jean-Robert Delb was a French architect trained at the Beaux-Arts in the studios of Georges Labro, Charles, and Noël Lemaresquier. He won the Second Grand Prix de Rome in 1957 and founded his agency in 1961 after numerous collaborations in France and Morocco.

His work, at the intersection of modernism, postmodernism, and contemporary styles, includes a large number of mixed-use buildings (housing, offices, and retail), primarily in the Île-de-France region but also in Nice.

Among his notable achievements are the Jardins d’Aligre complex, designed in the 1970s, the Franklin and W Towers, delivered in 1972 and 1974 in La Défense, as well as the Boucry Tower, designed in 1974 in partnership with Turkish architect Dikran Degirmenciyan (1933–2006), all three classified as high-rise buildings (IGH).
