Description

Two panoramic apartments at the edge of Cannes

These two top-floor apartments are located in “Les Hauts de la Mirandole”, a modern holiday residence designed in 1964 by architects Claude Parent and André Bloc. Completed in 1975 by Louis Lafond, it offers spectacular views over the whole of the Gulf of Juan, the Lérins islands and the Cap d’Antibes.

The residence embodies the elegance, comfort and architectural quality typical of its era, making it an exceptional place to live.

The only units on the 4th and top floor with elevator, the two apartments span a total surface area of 151 m² (Loi Carrez) and enjoy 126 m² of outdoor space. With adjoining living areas, they can be combined to form a single corner flat with triple exposure.

The first flat has a floor area of 97 m². An entrance hall with storage space leads to a 40 m² living area with lounge and dining room, which opens out onto a panoramic terrace with sea views. A separate kitchen with service entrance benefits from a balcony to the rear, with uninterrupted views over the vegetation.

A hallway leads to two 13.3 m² bedrooms with dressing rooms, each with access to a terrace or balcony, and two bathrooms with wc.

From the terrace, a spiral staircase leads to a private panoramic 70 m² roof terrace.

The second 54 m² apartment comprises an entrance hall with storage space, a living room extending onto an 18 m² corner terrace, a separate, fully-equipped kitchen with balcony, a bedroom with dressing room and access to the balcony, a shower room and separate toilet.

Two cellars and two garages complete the property.
The apartments need refurbishment work and offer great potential for conversion.

The residence is set in lushly landscaped grounds planted with rare exotic varieties. Designed as a landscaped path, it includes a swimming pool with solarium, a tennis court, a table tennis table and a petanque area below.

This secure, guarded residence enjoys a prime location and an unrivalled position. It offers a privileged living environment close to the port of Golfe-Juan and at the gateway to Cannes.

Expressiveness of concrete

The residence comprises two buildings, which layout takes advantage of the slope of the land. They overlook a vast landscaped area with a geometrically designed swimming pool and various sports and leisure facilities.

After studying the contours and steepness of the land, Claude Parent and André Bloc developed a system of staggered blocks to give each dwelling an unobstructed view of the sea. Each building is made up of several juxtaposed volumes, with a slight offset that gives the overall composition a graphic dynamism. On the façade, the horizontal lines drawn by the overhanging terraces create a minimalist, sculptural aesthetic, underlined by the effects of cast shadows. The rear façades are more massive, punctuated by triangular projections accomodating the vertical circulation systems. Their design is reminiscent of the brutalist compositions so dear to Claude Parent.

Typical ‘Trente Glorieuses’ resort architecture

The Résidence de la Mirandole project was part of the dynamic development of holiday resorts and tourism in the region during the Trente Glorieuse years. In 1963, Claude Parent was commissioned by a wealthy Parisian property developer to design a luxury building on the French Riviera for a wealthy clientele. The architect questioned the model of the french “barre” (a long building block) and, in collaboration with André Bloc, designed a variety of volumes scattered over a sloping site planted with trees. However, he was forced to simplify the initial master plan. Once the first building had been constructed, he commissioned the architect Louis Lafond to carry out the rest of the project, which moved away from the radicalism of his initial proposal and adopted a simpler composition.

A prestigious collaboration

Claude Parent (1923-2016) was a visionary French architect, famous for his theory of the “oblique function”, developed with Paul Virilio. He revolutionised architecture, breaking with the traditional conventions of verticality and horizontality. His most emblematic work is the church of Sainte-Bernadette du Banlay in Nevers (1966). Claude Parent influenced many architects through his writings and his radical approach to space.

André Bloc (1896-1966) was a French engineer, sculptor and architect, a key figure in the artistic and architectural avant-garde of the 20th century. In 1930, he founded the magazine L’Architecture d’Aujourd’hui, which was highly influential in disseminating modernism and the ‘Synthèse des arts’ concept in France. André Bloc is also known for his “sculpture-habitacles”, hybrid works between art and architecture, such as those he created for his own house in Meudon. He also co-founded the Espace group, which promotes the integration of art into architecture and the city.

The two architects were friends and collaborated on a number of emblematic projects that have become international icons – such as André Bloc’s house in Antibes (1959-1961) and the Maison de gardien (André Bloc’s studio) in Meudon (1956), currently for sale in our agency.

A graduate of the Ecole Spéciale d’Architecture in Paris in 1937, architect Louis Lafond (1913-1982) moved to Cannes in the late 1940s. He worked on numerous residential and hotel projects in the region between 1950 and 1975.
