Description

Panoramic view of the Golfe de la Napoule

Built in the 1970s on the heights of Théoule-sur-Mer, this California-inspired villa by Eugène Lizero sits on a vast, wooded plot and offers breathtaking views across the Bay of Cannes.

The entrance, marked by an original pivoting wooden door, opens onto a sculptural spiral staircase with wood and wrought iron finishes, featuring a built-in light fixture at its core. This bright, open space is also distinguished by its floor, covered in red Iranian travertine.

The ground floor includes a first bedroom overlooking the garden, a laundry room with a washbasin, a shower room with separate toilet, and ample storage. This level also houses a 36 m² garage, which could be converted into a spacious suite, as well as a boiler room.

The first floor, illuminated by a skylight, leads to an independent kitchen and a vast living room. The living room features a stone fireplace and opens widely onto a long balcony and the outdoors. Large windows frame an exceptional panorama : the Bay of Cannes, the Southern Alps, and the red rocks of the Estérel.

The independent kitchen also provides access to the terrace, and the hallway serves a dressing area and separate toilet.

The sleeping area consists of three bedrooms : a suite with a shower room, plus two additional bedrooms, one of which has direct access to the terrace. These two bedrooms share a bathroom, lit by a skylight and clad in travertine.

The exterior and the mostly flat, wooded land offer multiple terrace spaces, four parking spaces, and Mediterranean vegetation.

Located on the French Riviera, Théoule-sur-Mer enjoys an exceptional protected natural environment.

The villa is situated in a sought-after residential neighborhood with all amenities nearby, including Cannes-Mandelieu Airport. It is just a short walk from the Estérel Departmental Natural Park and close to Cannes, as well as numerous ports and beaches.

California-inspired mediterranean living

This villa embodies a Mediterranean interpretation of 1960s California residential architecture, blending bold horizontal lines, visual openings, and seamless indoor-outdoor continuity. Natural light plays a central role: circular skylights, generous windows, and vertical and horizontal transparency create a rhythmic flow throughout the spaces.

The materials, chosen for their uniqueness, reflect the bold and creative era of modern seaside architecture on the Côte d’Azur, marked by experiments such as Antti Lovag’s bubble houses and Jacques Couëlle’s Port la Galère estate. Cork walls, red Iranian travertine floors, glass blocks, and facade screens, along with the stone fireplace and original pivoting wooden door, combine to create a distinctive spatial and sensory experience.

The villa retains many of its original features but requires renovation to restore and highlight these remarkable elements. Planning permission has been granted for a renovation project, including the addition of a swimming pool and the construction of a second 150 m² house with independent access and its own pool.

Eugène Lizero : a riviera architect

A leading French architect on the Côte d’Azur from 1960 to 1980, Eugène Lizero (1907–1986) was based in Cannes and Paris. His work was primarily concentrated in the Cannes area (Cannes, Mandelieu-la-Napoule, Le Cannet, Vallauris). From the 1950s onward, he designed numerous luxury buildings, including the monumental Cannes Marina complex, visible from the villa.

Until the 1980s, he also served as consulting architect for the town of Mandelieu and municipal architect for Cagnes-sur-Mer.
