Description

California-Inspired Living in Saint-Jean-Cap-Ferrat

This modernist-style vacation home was built in 1974 by architect Georges Martane and is set on a flat, landscaped plot. It offers a peaceful and bright living environment on the most privileged peninsula of the French Riviera, just steps from the beaches.

Located on a 2,700 m² landscaped property with a swimming pool and numerous Mediterranean plants such as olive trees, cypresses, and palm trees, the villa features a living area of 368.63 m² across two levels.

On the ground floor, terracotta exterior screens lead to an entrance that opens into a bright 68 m² living space overlooking the garden. This area includes a living room with a sunken seating area, typical of the 1970s, surrounding a minimalist fireplace in concrete and dry stone, a dining room, and a separate kitchen. These spaces open onto shaded terraces and the landscaped garden through large glass doors.

At the heart of the structure, a landscaped patio creates a light well and separates the reception area from the sleeping quarters. This section includes a second living room under a veranda, a master suite with a bathroom, three bedrooms, a bathroom, a shower room, and a fitness room.

The upper floor, accessed via an interior staircase or an independent external entrance, includes four bedrooms (one with a terrace), an office with a terrace, and two bathrooms. This level also provides access to the house’s roof terrace, which features multiple semi-level relaxation areas connected by a few steps.

The property also includes a double garage and space for several vehicles in the private driveway.

The home offers significant potential and can be renovated and redesigned to suit the needs and projects of its future owners.

The property benefits from an exceptional living environment, ideally situated between Nice and Monaco, in one of the most sought-after areas of the French Riviera. Located near the village of Saint-Jean-Cap-Ferrat, renowned for its exclusive ambiance and preserved charm, it offers proximity to the port, shops, and restaurants.

Playful Volumes and Spatial Quality

The house’s architecture features a geometric design with modernist lines, animated by playful volumes, solids, and voids. Its perforated white concrete sunshades, supported by slender metal pillars, give the structure a graphic dynamism reminiscent of 1950s Californian architecture. Its rational layout, based on an orthogonal grid, efficiently organizes the rooms according to their use. Communal spaces are situated on the garden side, while the bedrooms enjoy more privacy on the opposite side of the central patio, which serves as a buffer zone at the heart of the structure.

Inside, expansive glass surfaces immerse the home in the landscaped garden. The material palette reflects the decorative refinement typical of the 1970s: veined marble flooring, which stays cool during the summer, white concrete warmed by dry stone echoing local construction traditions, and original, colorful Pop-style tiles.
