Description
Panoramic sea view in Carqueiranne
Designed in 1975 by architect Jean-Georges Narkisian, this 314 m² villa is located on the heights of Carqueiranne. At the crossroads of Mediterranean modernism and a brutalist vein, it stands out for its bold materiality and pure, luminous volumes facing the deep blue sea.
This property is an original testament to the 1970s modernist style. Its architecture takes advantage of the slope of the land to blend into its surroundings and offer spaces bathed in natural light.
The entrance leads to a spacious hall opening onto a 77 m² living area, featuring a 35 m² dining room and a sunken lounge inspired by the 1970s conversation pits. This space opens onto a large terrace and the garden through expansive glass doors. An independent 22 m² kitchen, separate toilets, and a night area complete this level, which includes 4 bedrooms, one of which is a 34.5 m² master suite, as well as two shower rooms. All bedrooms have built-in wardrobes.
The upper floor offers a 33 m² master suite with a private bathroom, toilets, and a panoramic terrace with a sea view.
The basement includes a studio with a bedroom and shower room, which can be independent. This level also features a double garage, laundry room, storage, and a versatile room that can serve as a games or fitness room.
The 3,900 m² terraced land hosts a landscaped garden, a swimming pool, and integrated planters in the railings.
Nestled in a sought-after residential neighborhood of Carqueiranne, this villa is close to all amenities, beaches, and natural spaces.
Ideally located on the coast, before the Giens peninsula, Carqueiranne is 20 minutes from Toulon, 15 minutes from Toulon-Hyères airport, and 30 minutes from Porquerolles Island.
Between modernism and expressiveness
The villa embodies a dual tradition : the modernism of the 1960s-1970s, typical of the coastal architecture of the French Riviera, and a brutalism marked by the expressive use of materials. Concrete, valued for its sculptural quality, is prominently featured, while stone walls anchor the construction in local culture.
The plastic strength of the ensemble also lies in the design of the volumes and architectural details. The horizontal lines of the roof extend beyond the south-facing glass façades, protecting them. These perforated overhangs, characteristic of Narkisian’s architecture, play with light and reinterpret the principle of the roof brise-soleil.
Inside, generous ceiling heights, open volumes, a central fireplace, Carrara marble, and a sculptural stone staircase create an atmosphere that is both warm and contemporary.
Jean-Georges Narkisian
A graduate of the Marseille School of Fine Arts, Jean-Georges Narkisian (1922–1998) contributed to the post-1945 reconstruction of Toulon alongside local architects. He completed numerous projects in the Toulon area, from public facilities to grand villas in Carqueiranne and Saint-Paul-de-Vence.
The Var-based architect focused on the quality of life for residents, proposing an intermediate housing model for his apartment buildings that challenged the other post-war housing models: large housing estates and single-family homes.
