Built in 2015 by the firm Citoula & Raulet architects CTLЯ, this contemporary home embodies the architectural features of a loft and offers a 180° view of the Seine.
Perched on stilts, this 115 m² house is set within a landscaped 770 m² plot on the banks of the Seine.
On a single level, the house first unfolds a large open-plan space featuring a living room with an electronic wood stove, a dining area, a fully equipped open kitchen, and a modular corner separated by a curtain rail that can serve as a bedroom. This 80 m² through-space is bathed in natural light thanks to numerous floor-to-ceiling windows.
The house includes a 13 m² bedroom with built-in storage, a bathroom with a bathtub and Italian shower as well as a double vanity, separate toilet, and additional storage.
Attached to the main house, a fully equipped outbuilding offers an extra bedroom with a shower room and toilet, a workshop, or a workspace.
Following the natural slope of the land, the outdoor spaces are located on either side of the house. To the south, there is a large terraced area with numerous trees and flowers, and to the north, a wooded garden ideal for summer.
This property also includes an outdoor parking space, a two-level workshop, and a wood storage area.
Located in Champagne-sur-Seine, in Seine-et-Marne, this house enjoys a preserved location on the banks of the Seine, near the EuroVelo 3 cycle route, and is just a 20-minute drive from the Fontainebleau Forest.

Circulation, material & transparency
Citoula & Raulet architects designed a long, narrow building with a convex, largely glazed facade that maximizes views of the outdoors. The play of light and transparency is remarkable here, with the through-space of the house enhancing this effect. Even in the layout of the spaces, the fluidity of circulation is evident : whether it’s the bedroom in the living room, a truly intimate space at the heart of the house and simply separable by a curtain, or the bathroom windows, closed by blinds.
This circulation, of people and light, is facilitated by the many openings and the choice of an open floor plan that draws on loft characteristics. Industrial materials (polished concrete, metal beams, corrugated steel sheets) serve the space, allowing for extensive open-plan living and numerous openings. Moreover, the undulations of the roof sheets create a graphic effect that adds depth and space to the house.
The industrial dimension harmoniously dialogues with the organic environment, highlighting by contrast an omnipresence of nature within the home.
An environmentally respectful design
The entire project is designed with ecology in mind to ensure users enjoy high thermal comfort while respecting the environment. The stilted terrace allows rainwater to flow more freely into the soil and vegetation to proliferate. The trees on the terrace site have been preserved, creating natural shaded areas.
Inside, triple glazing guarantees excellent thermal and acoustic insulation, and the dual heating system (electronic wood stove and electric convectors) combined with a double-flow ventilation system significantly reduces energy loss while ensuring comfort in both summer and winter.
