Description

An Art deco-inspired private mansion

Located on the outskirts of Paris and close to the banks of the Seine, this property, with its sleek architectural lines, spans five levels, offering 430 m² of living space. It features a garden and a roof terrace with panoramic views.

Set back slightly from the street, the house boasts a façade inspired by 1930s architecture.

The ground floor opens onto a grand entrance hall, leading to a cathedral-like living room with nearly 6-meter-high ceilings, bathed in natural light and featuring a fireplace. Its large glass roof and generous volume give it the atmosphere of a contemporary loft. This space overlooks a landscaped garden of approximately 100 m².

A half-level mezzanine houses a fully equipped kitchen, a dining area, and a pantry. A spiral staircase leads to a lounge or study on the entresol level, with views of the garden.

The upper floors contain the bedrooms. The first level includes three bedrooms, a bathroom with a toilet, and a study area.

The second floor features a spacious 40 m² master suite with a bathroom, two walk-in closets, and separate toilets.

The third floor includes a bedroom, a shower room with a toilet, and opens onto a vast 100 m² roof terrace, offering unobstructed views.

The basement houses a home cinema, a wine cellar, an office, a laundry room, two storage rooms, a boiler room, and separate toilets.

This property is equipped with an elevator serving all levels and a double garage.

Located in Asnières, near the banks of the Seine, this house enjoys a privileged location in a peaceful environment.

In the heart of the city center, the neighborhood offers all amenities (shops, restaurants, schools, parks, etc.). Asnières is well-served, accessible by car and public transport (lines J & L and numerous bus lines).

Between Art deco and modernist inspiration

With its clean lines, industrial materials, and minimalist aesthetic, the architecture of this private mansion draws from various styles, including modernism and industrial design.

Renovated in 2005 and again in 2010, the building has preserved its original character, particularly its Art deco-style façade. Its architectural design, marked by clean lines and shapes, is also inspired by modernism: glass blocks, wrought iron railings, and glass roofs.

The relationship with light and the outdoors also characterizes this project. The cathedral living room, with its full-height glass roof, embodies this quest for transparency, flooding the space with generous natural light. The top floor and its roof terrace allow full enjoyment of the views and surrounding landscape.

Vladimir Kalouguine

Vladimir Kalouguine (1931- ) is a French architect trained at the Beaux-Arts de Paris in the studio of Louis Arretche (French architect and urban planner) from 1952. The Kalouguine Residence (1973-1976) in Angers, a remarkable yet lesser-known project, remains his manifesto work.

This project, a winner of the First New Architecture Program (PAN, 1972), consists of nine buildings with irregular façades made of sprayed concrete, a technique that allows for unique and organic forms inspired by troglodyte dwellings. The complex, recognized as “Remarkable Contemporary Architecture” in 2012, underwent rehabilitation in 2015. This renovation helped realize the architect’s vision by integrating vegetation into the façades.
