An architecture anchored in the future
The M99 consists of three superimposed cubic volumes reaching a height of 99 meters, separated by two “waists,” giving it a sleek silhouette. Each cube is marked by lines of continuous terraces and balconies running around the structure. The limestone whiteness of the concrete, inspired by the city’s heritage, the clean geometric lines, and the rounded corners evoke a “liner” aesthetic, dear to the modern architecture of the interwar period and a tribute to the site’s maritime history. The post-and-slab structure combined with a flexible grid design allows for the complete adaptability of the space and its program.
The M99 features contemporary architecture designed with a short supply chain, utilizing technologies that limit its carbon footprint, both during construction and for its future inhabitants. It combines low-tech principles, such as a sunshade system inspired by local vernacular or the creation of a rooftop garden promoting urban biodiversity, with the use of new materials produced and prefabricated in France, such as low-carbon concrete. The project is also connected to the largest marine geothermal loop in France and relies on renewable energy to significantly reduce electricity and water consumption, as well as greenhouse gas emissions for its residents.
Pietri architects
A native of Marseille and a graduate of the Paris-Belleville School of Architecture, Jean-Baptiste Pietri advocates for an architectural approach that is both precise and poetic, built around the concept of romantic rationalism. His philosophy is expressed through a rigorous constructive design, combining spatial optimization with an expressive interpretation of the site’s features and history.
