Characterized by a contemporary approach that expresses the ambition and creative energy of a metropolis in full transformation, it offers a selection of high-end apartments, between sky and sea.

An architecture rooted in the future

The M99 consists of three stacked cubic volumes reaching a height of 99 meters, separated by two narrow gaps that give it a sleek silhouette. Each cube is defined by the lines of terraces and continuous balconies running all around the structure. The limestone whiteness of the mass-tinted concrete, inspired by the city’s heritage, the clean geometric lines, and the rounded curves of the corners evoke the ocean liner aesthetic, which was beloved in modern architecture of the interwar period, paying homage to the site’s port history. The column-slab structure, combined with a flexible grid composition, allows for total adaptability in the design and programming of the space.

The M99 offers contemporary architecture designed with a short circuit approach, incorporating technologies that minimize its carbon footprint, both from the construction process and from its inhabitants. It combines low-tech principles, such as a shading system inspired by vernacular designs or the creation of a rooftop garden promoting biodiversity in the urban environment, with the use of new materials produced and prefabricated in France, such as low-carbon concrete. The project is also connected to France’s largest marine geothermal loop and relies on renewable energy to significantly reduce electricity and water consumption as well as greenhouse gas emissions from its residents.

Originally from Marseille and a graduate of the Paris-Belleville School of Architecture, Jean-Baptiste Pietri advocates for an architectural approach that is both precise and poetic, built and developed around the concept of romantic rationalism. His philosophy is reflected in a rigorous constructive design that combines spatial optimization with an expressive interpretation of the site’s location, its characteristics, and its history.
