Description

A Modern Villa with Landscaped Garden Just 1.5 Hours from Paris

Built in 1929 and renovated in 2020, this property reflects the architectural principles of Modernism, with its clean lines, modularity, and clarity of volumes. The renovation highlights the spatial qualities of the original structure while enhancing its functionality.

The house offers 350 m² of living space spread across three levels, set within a 1,200 m² landscaped garden.

On the garden level, a spacious entrance hall leads to three bedrooms (a fourth possible), a shower room, a playroom, and a large lounge area for relaxation.

The first floor features expansive living areas, including a stunning double-height living room with a fireplace, flooded with natural light through a spectacular 6-meter-high industrial-style glass roof. Adjacent to this is a fully equipped open kitchen and dining area. Outside, a wraparound walkway lined with shaded and sunny terraces encircles the level, with a staircase providing access to the garden.

The top floor includes two additional bright bedrooms, a bathroom, an office, and ample storage space.

A spiral staircase leads to an 80 m² rooftop terrace offering panoramic views of the Château de Montargis and the Loing River below. The outdoor spaces have been thoughtfully designed to promote and preserve biodiversity, creating a lush and private living environment.

A garage for two to three vehicles and a laundry room complete this property.

The property enjoys a pleasant setting just steps from the sought-after Petite Venise district, known for its footbridges and numerous walking and cycling paths accessible directly from the house. It is located just a 5-minute walk from the town center’s shops, cinema, media libraries, urban farm, and swimming pool, and only 15 minutes on foot from schools and the train station. Paris is reachable in 1 hour by regional train (TER) or 1.5 hours via the Transilien network.

Typical 1930s Architecture

The house is organized around a flexible floor plan made possible by a “post-and-beam” structure, inspired by Corbusian design principles outlined in Vers une architecture (1923): open floor plan and façade, ribbon windows, rooftop terrace, and pilotis. The building consists of a large cubic volume punctuated by wide windows and articulated by offsets and cantilevered overhangs that host the various terraces of the house.

The façade features a design based on a strong orthogonal composition, expressed through the verticality of an industrial-style glass wall and the horizontality of a continuous terrace cutting across the structure. Made of raw concrete gridded with blue glass joints, the façade embraces an avant-garde aesthetic that contrasts with the more common use of rendered concrete during the period.

Inside, Art Deco elements abound, most of which were carefully restored during the 2020 renovation. The broken tile flooring evokes terrazzo, while curved wooden railings, a sculptural fireplace, large openings, wooden radiator covers, and the geometric woodwork of the spiral staircase all serve as strong references that firmly anchor this home within the aesthetic of the Roaring Twenties.

The Original Structure Revealed Through Contemporary Renovation

In 2020, the garden was completely redesigned by a company specializing in the creation of immersive and sustainable plant-based environments, with a tailored approach to greening based on specific needs. Vegetation is treated using natural and eco-conscious methods, with the goal of preserving biodiversity in urban settings. Irrigation is provided by a drip system fed by rainwater harvesting, ensuring a responsible use of water resources.
