Description

A contemporary gem overlooking the Mediterranean sea

Located in Le Pradet, this exceptional 400 m² villa is a conversion of a former hotel, seamlessly blending into its stunning coastal surroundings. The architecture takes full advantage of the unique topography, natural light, and immediate proximity to the sea.

From the entrance, the ground floor opens into a spacious 90 m² reception area, featuring two living and dining spaces, complemented by a fully equipped kitchen. This level also includes a spa area with a massage room, hammam, and sauna, as well as a double garage and a pantry.

The first floor houses three bedrooms, including a master suite with two walk-in closets, two en-suite bathrooms connected by a shared shower, and a toilet. The master suite enjoys a bright veranda with breathtaking sea views. The other two bedrooms also feature two en-suite bathrooms with a shared shower, a walk-in closet, and separate toilets. This level also includes a large living room, an independent kitchen, a dining room, and a 13 m² mezzanine.

The lower level is dedicated to leisure, with a game room and a wine cellar.

The expansive outdoor area features an 18.5-meter-long swimming pool, a jacuzzi, and a pétanque court. Direct beach access, complete with changing rooms and restrooms, creates a privileged connection between the home and the sea. A minimalist mineral garden ensures a harmonious transition between the architecture and the landscape.

Situated in a quiet residential neighborhood in Le Pradet, this villa enjoys an exceptional location on the sought-after Var coast.

Close to all amenities, it is also ideally located just a 16-minute drive from Toulon, 20 minutes from Hyères, and 1,5 hours from Marseille.

Landscape integration between sky and sea

The villa’s architecture stretches parallel to the shoreline, embracing its geometry to maximize views. It unfolds along two axes: one longitudinal, following the coast, and the other transverse, framing panoramic views of the sea.

This design creates a rhythmic spatial progression with various perspectives—frontal, oblique, and lateral views—culminating in a belvedere that offers a breathtaking visual and spatial climax with an unobstructed view of the horizon.

The architectural style emphasizes enduring materials such as metal, wood, and stone. The façade, clad in oxidized slate, evokes the schist and sandstone rocks of the Var coastline. This “landscape-architecture” approach, combined with a chromatic palette of blues, rusts, stone grays, and greens, anchors the villa in its natural environment.

Atelier Archipel Sud architects

Based in Le Pradet, Atelier Archipel Sud has brought together architects Laurent Kerfridin and Marlène Lannuzel for over twenty years. Their practice has evolved through high-end residential projects along the Var coast—from the Giens Peninsula to Cap Bénat, and from Gaou Bénat to Rayol-Canadel.

Their approach is deeply contextual, focusing on the careful reading of each site: its topography, light, and materials. Each home emerges from a dialogue between the location, the program, and the client, without imposing a predetermined style.
They design bespoke architectures that are sensitive to the spirit of place, where materiality and landscape come together in a unified expression.
