Description

Live the Belle Époque in Nice

Located in the prestigious section of the iconic building “Le Majestic,” this 242 m² cross-apartment on a high floor stands out with its 3.50 m ceiling height and generous, light-filled spaces.

The spacious entrance leads to a 50 m² living room opening onto a balcony with panoramic views of the city, the Mediterranean Sea, and the hills. A 43 m² dining room, featuring full-height oriel windows, extends this reception area and also offers sea views.

In its current state, the apartment has two bedrooms: a 38 m² master suite with a period bathroom and separate toilet, as well as a second bedroom with a shower room and toilet. A renovation tailored to contemporary needs could include an open kitchen in the current dining room and the conversion of the 13.6 m² kitchen into a third bedroom with its own shower room.

A pantry, laundry room, dressing room, ample storage, and separate toilets complete this ensemble.
The apartment includes a cellar in the basement, and it is also possible to purchase a nearby closed garage.

Original features such as woodwork, moldings, and parquet floors have been carefully preserved, highlighting the bourgeois character of the property.

This apartment is located in Nice, in the highly sought-after Bas Cimiez district, known for its tree-lined avenues, numerous green spaces, and immediate proximity to the city center.

The slightly elevated Boulevard de Cimiez offers unobstructed views and easy access to the heart of Nice, as well as to shops, amenities, and the city’s rich cultural heritage.

An emblematic milestone of Nice’s modernity : the Majestic Hotel

Designed by Jules Febvre in 1906 and inaugurated in 1908, the Majestic is the largest hotel in Nice. At 175 meters long, 44 meters high, and with 9 floors, it housed up to 500 rooms and luxurious amenities for the time (lounges, restaurants, elevators). Converted into a residence in 1947, it remains one of the city’s most iconic Belle Époque palaces.

Its white stone facades are rhythmically adorned with alternating volumes. Sculpted details—geometric friezes, wrought ironwork, medallions, cornices, and more—enrich its design and avoid a monolithic effect.

The common areas and imposing elevator, along with details such as woodwork, stone staircases, columns, and geometric stained glass, evoke its opulent past. Inheriting the original grand salons and galleries, the building retains a generous structure with wide corridors and majestic halls.

Certain parts of the building have been listed as Historic Monuments since 2021, consolidating its status as an exceptional heritage site.

Jules Febvre

A Nice-born architect trained at the École des Beaux-Arts in Paris, Jules Febvre (1859–1934) left his mark on the architectural landscape of Nice upon his return to the region. Versatile and prolific, he designed public buildings, residences, and religious structures, actively contributing to the urban transformation of his time.

Among his works, the Majestic remains one of his most ambitious projects. This monumental and decoratively refined palace reflects his desire to reconcile urban functionality with Belle Époque elegance.

His work, characterized by mastery of large-scale projects and a keen sense of ornamental detail, embodies the architectural spirit of an era when Nice became a favored destination for the international bourgeoisie.
