Description

A Mid-century architecture with a view, 2 hours from Paris

This modernist villa, built in 1977 by architect Milan Tontic, unfolds a sculptural silhouette above a rolling panorama, in the heart of Bourgogne.

On a landscaped plot of approximately 3,300 m², planted with numerous fifty-year-old trees and traversed by pathways, the house offers an unobstructed view of the landscape. It features a living space of 145 m².

An entrance hall leads to the living areas arranged over several half-levels, including a double living room with a fireplace and a dining room opening onto two south-facing terraces, an open kitchen with a pantry, and an open office-library.

The terraces, arranged over several levels along the south and east facades, provide access to a contemporary 11×3 meter concrete pool located below.

The night area consists of a master suite with a bedroom and a full bathroom, a bedroom with a shower room, and a third bedroom with independent access and a terrace, adjoining the living areas.

In the basement, there is a wine cellar, a laundry room, and a double garage. The property also includes a parking courtyard.

The property benefits from a preserved natural environment, peaceful and in a dominant position in Bussy-en-Othe, 35 minutes from Auxerre and Sens, and 2 hours from Paris. The train station is 10 minutes by car and connects to the capital in 1.5 hours (Gare de Lyon or Bercy).

The village offers numerous shops (restaurant, bar, grocery store, bakery), services, and schools.

A modernist composition

Architect Milan Tontic presents here a synthesis of various architectural references emblematic of modernity. The combination of exposed brick and raw concrete recalls Le Corbusier’s brutalist period, particularly the famous Maisons Jaoul (1953-1955). The orthogonal rigor of the overall design, inspired by American “mid-century” homes and marked by the use of long horizontal lines, is disrupted by a large slanted plane that shields the terrace from the wind, and by the curve of the low wall that defines the entrance. The sculptural quality of these masses of white concrete evokes the works of late modernism, open to a lyrical and inspired dimension, as seen in the works of Oscar Niemeyer or Claude Parent.

The structure of the house follows the slope of the land, which translates indoors into a series of half-levels, allowing for easy delineation of spaces and their functions within an open volume. Large picture windows frame the view of the village below and the surrounding vegetation, bringing nature inside the home. At the center of the structure, a glazed patio with its original cubic fountain, designed by the architect, creates a shaft of light.
